We manage your property

1Vest-Holiday is made up of rental management specialists with many years of experience. As a team we take very seriously our role as intermediaries between owners, who wish to rent their properties in total peace of mind, and tenants, looking for their ideal vacation spot.

For these reasons, we offer a total of 4 services to owners who wish to rent their property with us:

Vacation Rental

  • We visit the property and advise the owners to put the property in optimal conditions for vacation rental (advice on decoration, furnishing, etc.).
  • We carry out a market study to advise the best rental prices according to the area and season.
  • We take professional photos that will be delivered to the owners. The cost will be paid by the owner.
  • We advertise the property on portals such as Airbnb, TripAdvisor, Abritel/Homeaway, Booking and through Ego, a CRM that publishes on various national and international portals.
  • We charge a commission of 20% + 21% VAT calculated on the rental price, commissions of the portals deducted. This commission will be of 15% + 21% VAT in case of hiring the concierge service.

The commission includes the following services:

  • Drafting and publication of the different advertisements on various vacation rental websites.
  • Calendar management
  • Management of rental deposits
  • Collection of rents, preparation of the final accounts for the owner and management advice
  • Management of the reservation from the check-in to the departure of the tenant
  • Availability for the tenant in case of problem or question
  • Response to any request for information for a possible future rental
  • Close communication with the owner so that the tenants don’t lack anything and feel at home
  • Check-in:
    • Welcome to the tenants.
    • Presentation of the property and its use
    • Check-in inventory
    • Handing over the keys
  • Check-out:
    • Check-out inventory
    • Instant notice to the owner in case of damage to the property.
    • Exchange with the tenant about their vacation and the property.
    • Recovery of the keys.
    • In case of damages: estimate the costs, claim the money (directly from the tenants or the security deposit of the site through which the reservation was made).
  • Arrange with the cleaning team on the day of the tenant's departure (at the tenant's expense).

Long and Short Term Rentals

  • For owners who wish to rent their property for short or long term, we advertise on several real estate portals

  • We look for serious tenants

  • We prepare the lease contracts

  • We charge a commission corresponding to 1 month's rent for long term contracts (1 year).

    For short term contracts, we charge the same commission as for vacation rentals.

Concierge Service

  • We offer this service to give the owners peace of mind when they are away.
  • We take care of the property as if it were our own
  • We charge a monthly fee of 100€ + 21% VAT for the apartments. For villas and houses a quote will be made depending on the size of the property.

This fee includes the following services:

  • We make 2 visits to the property per month.
  • We make extra visits in case of bad weather
  • We check that the appliances are working properly (fridge, alarm, ...)
  • We check the different accesses to the house
  • We pick up the mail (with the possibility to open it and send photos)
  • We take care of the indoor plants
  • In case of malfunctioning, we take care of the management, we call the technician or insurance, make an appointment and travel. Maximum 1 intervention per month.

Key Holding Service

  • We offer the owners a key holding service that allows them to have their keys when they need them, in case of loss or forgetfulness, or to hand them over to relatives or tenants when necessary.
  • Our office is located in the Carrefour Shopping Center in Estepona, so your keys will be guarded in an environment with maximum security at all times.
  • In addition, as our office has a very long opening hours (Monday to Saturday from 10h to 22h and every Sunday in summer) you will be able to have your keys at your disposal easily.
  • We charge for the key holding service a monthly fee of 7€ + 21% VAT.
  • The key holding contract must be for a minimum of 1 year and can be extended.
